1. Acceptance of Terms

By downloading, installing, or using the Portfio application ("the App") or visiting portfio.app ("the Website"), you agree to be bound by these Terms of Service. If you do not agree to these terms, please do not use the App or Website.

2. Description of Service

Portfio is a property portfolio management application that allows users to track, analyse, and visualise their UK property investments. The App provides tools for monitoring property values, equity, mortgage details, rental income, tax structure, and investment benchmarking.

Portfio is a portfolio tracking tool only. It does not constitute financial, investment, tax, or legal advice. See Section 5 for our full Financial Disclaimer.

3. User Accounts

To use Portfio, you must create an account using a valid email address. You are responsible for:

  • Maintaining the confidentiality of your account credentials
  • All activity that occurs under your account
  • Ensuring the accuracy of the data you enter into the App

You must notify us immediately at legal@portfio.app if you suspect any unauthorised use of your account.

4. Acceptable Use

You agree to use Portfio only for lawful purposes and in accordance with these Terms. You must not:

  • Use the App for any illegal or unauthorised purpose
  • Attempt to gain unauthorised access to any part of the App or its infrastructure
  • Scrape, harvest, or extract data from the App by automated means
  • Reverse engineer, decompile, or disassemble the App
  • Upload or transmit any malicious code or harmful content
  • Resell, sublicence, or commercially exploit the App without our written consent

5. Financial Disclaimer

IMPORTANT: Portfio displays data for informational and tracking purposes only.

Nothing in the App or on portfio.app constitutes financial advice, investment advice, tax advice, or legal advice of any kind. The data, calculations, and analysis shown in Portfio — including but not limited to property valuations, equity figures, refinancing recommendations, tax estimates, and investment comparisons — are indicative only and may not reflect your actual financial position.

You should always consult a qualified financial adviser, mortgage broker, tax adviser, or solicitor before making any financial decision in relation to your property portfolio.

Portfio accepts no liability for any financial decisions made in reliance on information provided by the App.

6. Intellectual Property

All content, design, code, graphics, logos, and functionality within the Portfio application and portfio.app are the exclusive property of Portfio and are protected by applicable intellectual property laws.

You are granted a limited, non-exclusive, non-transferable licence to use the App for your personal, non-commercial property portfolio management purposes. This licence does not include any rights to reproduce, distribute, modify, or create derivative works.

7. Subscription and Payments

Portfio may offer free and paid subscription tiers. Paid subscriptions are processed through the Apple App Store or Google Play Store and are subject to their respective payment terms.

Subscription fees are non-refundable except where required by applicable law. You may cancel your subscription at any time through the relevant app store. Cancellation takes effect at the end of the current billing period.

We reserve the right to change subscription pricing with reasonable notice. Existing subscribers will be notified before any price change takes effect.

8. Limitation of Liability

To the fullest extent permitted by law, Portfio shall not be liable for:

  • Any financial loss arising from decisions made in reliance on data shown in the App
  • Inaccuracies in property valuations, mortgage calculations, or tax estimates
  • Loss of data due to technical failure, provided we have taken reasonable precautions
  • Any indirect, incidental, or consequential damages arising from your use of the App

Our total liability to you in connection with the App shall not exceed the amount you have paid to us in the 12 months preceding the claim.

9. Termination

We reserve the right to suspend or terminate your account at our discretion if:

  • You violate these Terms of Service
  • We reasonably believe your use of the App poses a risk to other users or our infrastructure
  • We are required to do so by law

You may terminate your account at any time by contacting us at legal@portfio.app. Upon termination, your data will be deleted in accordance with our Privacy Policy.

10. Governing Law

These Terms of Service are governed by and construed in accordance with the laws of England and Wales. Any disputes arising in connection with these Terms shall be subject to the exclusive jurisdiction of the courts of England and Wales.
