1. Introduction

Portfio is a UK property portfolio management application for iOS and Android, available at portfio.app. The app is operated by Portfio. We are committed to protecting your personal data and your right to privacy. This Privacy Policy explains what information we collect, why we collect it, how we use it, and your rights in relation to it.

By using Portfio, you agree to the collection and use of information in accordance with this policy.

2. Data We Collect

We collect the following categories of personal data:

  • Account data — your name and email address when you register
  • Property data — property addresses, current values, outstanding mortgage balances, monthly rental income, interest rates, fix-end dates, and lender details that you enter into the app
  • Usage data — how you interact with the app, including screens visited and features used, to help us improve the service

We do not collect payment card details. Any future subscription payments will be handled by Apple App Store or Google Play and governed by their respective privacy policies.

3. How We Use Your Data

We use your personal data to:

  • Provide and operate the Portfio service
  • Sync your portfolio data securely across your devices
  • Send transactional emails (e.g. account confirmation, password reset)
  • Improve the app based on aggregated, anonymised usage patterns
  • Comply with legal obligations

We will never use your property data for advertising or share it with third parties for marketing purposes.

4. Data Storage and Security

Your data is stored securely on Supabase infrastructure, hosted within the European Union. We implement the following security measures:

  • Row-Level Security (RLS) — database rules ensure you can only access your own data
  • Encryption in transit — all data is transmitted over HTTPS/TLS
  • Encryption at rest — data stored on Supabase is encrypted at the database level
  • Access controls — only authorised personnel can access production systems

While we implement industry-standard security measures, no method of transmission over the internet is 100% secure. We cannot guarantee absolute security but commit to notifying you of any data breach that affects your personal data in accordance with applicable law.

5. Data Sharing

We do not sell, trade, or rent your personal data to third parties.

The app fetches live stock market data (MSCI World, S&P 500, FTSE 100) from Yahoo Finance for the vs Stocks comparison feature. No personal data is included in these requests.

We may disclose your data if required to do so by law or in response to valid legal processes.

6. Your Rights (GDPR)

If you are located in the UK or European Economic Area, you have the following rights regarding your personal data:

  • Right of access — request a copy of the data we hold about you
  • Right to rectification — request correction of inaccurate data
  • Right to erasure — request deletion of your account and all associated data
  • Right to data portability — receive your data in a structured, machine-readable format
  • Right to object — object to processing of your data in certain circumstances

7. Data Retention

We retain your personal data for as long as your account is active. If you request account deletion, we will delete all your personal data within 30 days of receiving the request, unless we are required to retain it for legal or compliance reasons.

8. Children's Privacy

Portfio is not intended for use by anyone under the age of 13. We do not knowingly collect personal data from children under 13. If you believe a child has provided us with personal data, please contact us and we will delete it promptly.

9. Changes to This Policy

We may update this Privacy Policy from time to time. We will notify you of significant changes by posting the new policy on portfio.app and, where appropriate, by email. The effective date at the top of this policy will be updated accordingly. Continued use of the app after changes constitutes acceptance of the updated policy.
